Title: “Maintenance Technician”
Location: New York, NY (Downtown Manhattan)
Overview
We are looking for a Maintenance Technician with a minimum of five years of experience in corporate office maintenance or equivalent industry.
Responsibilities
- Partner with the FM Manager to develop and oversee a robust preventative maintenance program and schedule
- Inspect work performed by contractors, vendors and other service providers to verify the work, materials and services meet quality standards, scope and specifications as required
- Assist in conducting routine and periodic office space inspections to identify safety and risk concerns
- Partner with contracted vendors to obtain estimated labor and materials costs needed for repairs
- Apply cost saving and expense controls by fixing rather than replacing when possible
- Complete documentation and other paperwork timely and accurately so that service requests can be appropriately documented and tracked
- Troubleshoot, evaluate and execute all maintenance requests and report back to Facilities Manager
- Perform general plumbing and carpentry repairs as needed
- Assemble office furniture
- Escort and assist tradespeople while they are onsite
- Paint designated areas and items as needed
- Replace light bulbs
- Complete inter-office moves, including packing and unpacking
- Responsible for conference room and internal event set-ups and breakdowns
- Partner with Hospitality staff to ensure office space is keep in pristine conditions, perform general housekeeping tasks as needed
- Hang TVs, pictures and shelving throughout office
- Respond to off-hour emergency repair calls as needed
Qualifications
- General knowledge of MEP systems
- Knowledge of HVAC systems and controls
- Ability to read and understand MEP drawings
- Minimum of five years of experience in corporate office maintenance or equivalent industry
- Proficiency in customer service communication skills in order to effectively interact with co-workers, vendors, and other business contacts
- Ability to apply principles of logical thinking to define and correct problems
- Literate with computer programs (MS office Suite, ticketing programs)
- Ability to lift 50 lbs
- Must be available to work overtime as needed
